Why We Require Families to Partner


At The Fuller Center for Housing, we don’t give away homes—we build partnerships. Our mission is to help families achieve long-term, stable homeownership, and that requires commitment from everyone involved. That’s why we ask each family to be an active partner in the process. 


Our process ensures that families are truly prepared for the responsibilities of owning a home. It also shows us—and our volunteers, donors, and community partners—that the families we work with are just as invested in their future as we are.

1. Income

Household must fall within our income guidelines based on family size.

2                                                                $23,150 to $38,600


3                                                                $26,050 to $43,400


4                                                                $31,200 to $48,200


5                                                                $36,580 to $52,100


6                                                                 $41,960 to 55,950


7                                                                 $47,340 to $59,800


8                                                                 $52,720 to 63,650

Bankruptcy

At least 18 months must have passed since the bankruptcy discharge date.

Debt to Income Ratio

The debt-to-income ratio must not exceed 40%.

Judgements and Liens

There must be no active liens or judgments. 

Willingness to partner

a. Save for and cover closing costs.

b. Complete homeownership training.

c. Fulfill sweat equity hours.


The Fuller Center uses donations, volunteer labor, and community support to make these homes possible. We need to make sure the efforts are going toward families who are serious, committed, and ready to follow through. Turning in paperwork, showing effort, and doing the training are ways to show they’re on board.

STEP ONE : APPLY

STEP TWO : GET APPROVED

Fill out our pre-application form below or call to submit. Our team of experts will guide you through the journey to homeownership. Once your pre-application meets our income guidelines you can start the full application process. 


In order to start, you must apply! Get an application. You can download the application below or pick one up. Fill out the application completely. Gather all documentation requested on the checklist and give us a call to submit your application. You must have your application complete with all supporting documents at the time of your appointment.

Our Family Committee  will comb through your application to ensure you meet all of our financial requirements. You may meet with them one time for an at home visit before the approval/denial process is complete. They will contact you at the number you provide on your application. So be sure to give us a call if anything changes.


The Family Committee is in place to make sure you are meeting your requirements even after you are approved so you can advance to mortgage. They are your cheerleading team! Our mentors are here to guide you through the ups and downs of the homeownership process.

While on this journey we know the financial process can be intimidating. Don't let it! Through our financial education program you will learn how to budget and save. Our education program teaches you ways to maintain your home and even improve it's quality. You will also learn about wills, insurance, credit cards, car loans, debt, investments and more. 


Families approved are required to take 50 hours of financial education through our H.O.P.E. Program. During the 50 hours you will obtain a certificate of completion for the widely known Dave Ramsey Peace University Course!

STEP THREE : FINANCE CLASSES

You've been approved and started your financial courses. Now it's time to sweat! You are required to contribute 350 hours of volunteer hours "sweat equity". You will paint walls, hammer nails, lay flooring, attend events and more for hours. So be willing to give us 350 hours of your time and effort!

Every family has $2,000 in closing cost to pay. You do not have to have this money at the time you are approved. You MUST have the closing cost before you close on your home. Don't have the extra funds? Don't let this stop you from applying! During the financial courses you will learn ways you can save for your closing cost! 

STEP SIX : WELCOME HOME

STEP FIVE : CLOSING COST

Congratulations! You've completed the journey to homeownership. At this point you have completed 50 hours of education classes, 350 hours of sweat equity and paid $2,000 in closing cost! It's time to find a home and move in! The Family Partnering Committee will work on your behalf to find a home that fits your needs. Once you are assigned and clear to close you will sign at your closing for your keys, fire up the moving truck and settle into your forever home!
